Constructors Incorporated has successfully completed construction programs for a number of Non-profit Organizations utilizing project delivery methods adapted to meet the specific goals and needs of each individual project. It is our opinion that a team approach to construction is best suited to any project. The team generally consists of the Owner, Architect, Contractor and other construction professionals to be involved with a given project. This method allows input by each member of the team in the overall process and assures the most efficient utilization of talent in completing the project. The goal of this type of project delivery system is to create a partnering relationship and allows a great deal of flexibility in responding to special requirements such as “In Kind” contributions, Owner acquired items, and tax considerations which are frequently components of projects for Non-profit status clients.
We often utilize a modified contract agreement with an "open book" format allowing team members input in the cost control issues associated with a project. All accounting functions, job cost details, billings, change orders, and contract documents are fully computerized and carefully monitored to assure accuracy. This approach also allows many potential areas of concern in a project to be addressed prior to construction, thereby reducing the instance of "hidden" change orders. For this reason, the change orders we typically process are those initiated by the Owner or Architect for a change in the scope of work related to improving the overall outcome of the project.
An issue often overlooked, which we believe is very important in successfully completing a project, is that of the actual persons who will be involved. The assignment of a full time Field Superintendent, well skilled and properly suited to the type of construction, is mandatory on a project of this nature. Equally important are the roles of the Project Manager, administrative support staff, and those who perform work directly at the project site. Any of our clients can confirm that we do not take the people aspect of our business lightly.
